Buyers want choices.  Buyers want to know they got a great deal.  And buyers are willing to make a commitment to buy when they know that they have these things.  As a Realtor your job is to find your client the right house for their finances.  As a mortgage broker it's my job to find the right finances for the home they want to purchase.  We are in this together, you and I, so it's my intention to help you sell more houses so I can get people more financing deals. 

Nearly ten years ago I contacted a small mortgage reduction company and offered to help them develop their product.  I owned a national mortgage processing company at the time and as we developed the product we resold it through our network of Mortgage Brokers all over the U.S.  It's a terrific product that consumers love to have.  They love it so much that they talk about how much money they saved with all their friends!  I mean, if you had just saved over $100,000 in mortgage interest and were going to be able to retire nine years early because your mortgage was paid off, wouldn't you talk about it too? 

The system worked, and it worked well.  At some point when I began writing my own mortgages as a broker it occurred to me that in order to let people know about this product I needed advertising.  As you know advertising is expensive!  Then it hit me like a bolt of lightning one day while taking a walk with my husband.  Riders!  Some signs have them, some signs don't.  The point is that every sign "can" have a sign rider if they want to.  Why not replace "new listing", or "see inside" with something that will really get their attention?  This program grabs peoples attention and puts $$ in their eyes.  The natural tendency for someone looking for a house is to find the best deal.  So your phone starts ringing and now your ready to start showing houses.  Plus you will find as time goes on that your referral and repeat business begins to climb as more and more people find out about how you helped your clients save so much money buying a house.

Here's what I can offer you:

The most common concern that I get from Realtors is that they currently have a mortgage broker and they are concerned about trying someone new.  I sympathize, and I understand your hesitation.  All I can ask of you is that you give me a try so I can show you what I can do.  Here's some background on me to help ease your mind.

Here are five qualifications that I provide for my clients to show them my experience.
  1. I'm not just a mortgage broker, I'm a mortgage processor.  Since 1996 I have owned a national mortgage processing company. www.MortgageProcessor.com  (Why is this important? Because it's the processor that does all your paperwork to get your loan to closing.  When you buy a ticket at the airport to fly to another city would you trust the ticketing agent to fly the plane for you?  Of course not, you need a pilot to get you there.  The vast majority of Mortgage brokers out there ticketing agents who sell loan packages.  The processor is the pilot that does all the paperwork to make sure your loan actually closes.  We have the real world experience of getting the loans closed (flying the plane) that most mortgage brokers will never have.  This is a crucial distinction that puts me miles ahead of other mortgage brokers out there with experience of getting loans closed for my clients.)

  2. Volume of loans.  (I have closed thousands of loans for my clients since 1996.  And according to our research, 90% of Colorado mortgage brokers have closed less than 100 loans.  I have closed over ten times that amount giving me the experience to find you the best deals and see pitfalls before they happen.)

  3. I have access to an extensive mortgage lender list through my national processing company. (More is better.  To get the best rate for your situation we need access to as many lenders with as many programs as possible.)

  4. Mortgage Reduction Program.  Mortgages are costly and complicated loans designed to make banks rich at your expense.  I cut through the "smoke and mirrors" and show you how to save you $20,000 to $100,000 in interest payments and pay your mortgage off years early.  I'm the only broker in Denver offering this program to it's customers.  (It's your money - I just help you keep a lot more of it.)

  5. Reasonable fees.  I do not charge clients with unnecessary mortgage fees.  Our fees are fair & reasonable and in many cases much less than our competition. 

I'm currently looking for a small group of Realtors that want to work with me to close more deals.  Just like you - I have a life - and quality of work and reputation are paramount to me.  I like to keep tabs on every loan I'm working on every single day.  I'm not looking to close 100 loans a month because my quality level would drop, and with it my reputation.   

What I'm really looking for are "team players", Realtors who are very motivated to do right by their clients, and get deals closed.  I was always amazed, while owning a mortgage processing company, when the Mortgage Broker never even stayed in contact with a client, and just showed up at the closing to collect his check.  That made my job a lot harder, and I can assure you that the client was not happy with that arrangement, why would they be? 

When I began selling mortgages I found the same to be true with a small percentage of both Realtors and the client too.  Everyone needs to be involved in the transaction and working towards a common goal.  We need motivated clients that want the home.  We need quality financing for the home.  And we need a Realtor negotiating the best deal to purchase or sell the home.  If we all work together and help each other then we can all reap the benefits of more sales each month.
